How Margaret overcame her fear of public speaking

Margaret: I have been writing my goals for a while and one of them was to be a mentor. I don’t know how it will happen but this is my goal! I joined Toast Masters, and it’s been amazing.  BTW we know she will succeed!

When and how did you decide to include social media as a part of your marketing strategy for real estate?

Margaret:
About 3 years ago I took a course called Tech Tool and we talked about the power of a Facebook Business Page.
It’s like print advertising but another media. Something fun to add to the mix.

Heather: How about Instagram?
Margaret: I just finally got it 4 months ago, when I took your Boot Camp!
I took a photography course to be eye-catching. It is a busy market out there, you must have good photography.

Margaret’s photography super tips!

I took the course iPhone academy online. I learned about lighting, exposure, and other photography essentials.

Then I took an iPhone editing course. Your iPhone’s job is to take an image, but it doesn’t emphasize what you are trying to showcase. 90% of the time the pictures will be great but not stunning. You have to take a bit of time afterward to edit it to bring the image alive. It’s like adding seasoning to your cooking! You can try the app Snapseed.

I still use a professional photographer to take the photography of my listings. They are great at what they do and have the good equipment!

What I do, is walk around and take lifestyle shots. I take photos of the neighborhood around the listing, the community, the lifestyle, bakeries, coffee shops…

CAMERA GEAR

The essentials:
1. good camera and lens, I have a wide-angle lens and a tripod
2. good cleaner for the lens (do not use a wipe, use a “puffer”)!
3. a shutter and remote shutter clicker. The prevents the camera to move when you touch it.
4. a level
5. a ring light!
6. a remote iPhone clicker
7. a good battery pack

You can find all these products on Amazon. Most of these are under $20.

Margaret’s experience with video and Facebook Live

Margaret: at first I was really scared but Heather put me on the spot in class and I survived!
I then tried shooting a video for an open house. I did one shoot, then another then another. About 8 times later I got it right and shared it on social media. I couldn’t believe the engagement and the comments from people who saw it.

Word of wisdom: if you do it, do it well. It reflects on you, your clients, your industry.
How you do anything is how you do everything.

Final note: KEEP LEARNING, KEEP TRYING, DON’T GIVE UP.

*Please note that these are tips and takeaways are from an episode of Social Chats that was originally recorded on Facebook Live in March 2018. What does Live mean? LIVE means our viewers were able to get involved while our guest was in the studio, and ask questions. ✨ A quick note about Social Chats. Social Chats is a weekly LIVE  Facebook show that we put together to help small businesses learn from great people who stand out in their industry. What they do works well with social media and we hope this will keep you educated and inspired!
